Find out if your dream property can truly host an outdoor (or semi-outdoor) celebration—before you commit.

If you’re deciding between outdoors vs. an inside venue, or choosing between multiple properties, this is the most important first step. We’ll evaluate whether the site can realistically support your guest count and vision within your budget—and if it can’t as-is, we’ll tell you what would need to change for it to work.

Stand-alone option: This service can be purchased independently (no follow-on required).

Upgrade-friendly pricing
If you purchase a stand-alone Property Audit (Reality Check) and decide within 14 days that you’d like to move into an Outdoor Build Blueprint, we’ll honor the bundled package pricing. In practice, that means we’ll apply what you’ve already paid for the Audit toward the Blueprint pathway, so you’re not paying twice for the same foundation.

Why this is worth it

Outdoor/private-property events succeed or fail on a handful of realities most people don’t spot early enough: access, ground, drainage, staking feasibility, power, restrooms, and guest flow. This Reality Check identifies issues while you still have options—so you’re not solving them under pressure later. We focus on preventing the preventable.

What you’ll walk away with

  • A clear Go / No-Go (or best-site recommendation)

  • A site-specific “If you choose this property, here are your next steps” roadmap

  • High-level zone direction (conceptual placement of key areas)

What this includes (outdoor feasibility)

We evaluate the real-world factors that decide whether an outdoor event succeeds:

  • Parking + arrival flow (capacity, safety, walk distances)

  • Topography + drainage (slope, wet areas, mud risk, low spots)

  • Vendor access + staging (truck approach, turnarounds, unloading zones, working space)

  • Utility placement + electrical reality check (staking/driving clearances, practical access to power) Confirmation required: we do not locate or verify underground utilities; if anything is uncertain, we can connect you with the appropriate utility locating resource to mark lines before staking, digging, or heavy vehicle access.

  • Water pressure reality check (guided test + interpretation to confirm it’s sufficient for your needs)

  • Use of existing structures (prep, storage, guest comfort, weather backup)

  • Site compatibility for supplemental structures (tents) (slope, staking limitations, trees/roots, access, layout constraints)

Your next-steps roadmap to make your property ideal

Tell us how far you want to take the site—anything from “no changes, work with what we’ve got” to “let’s build this into a custom venue.” We’ll give you a prioritized, site-specific roadmap that may include quick modifications (like selective tree trimming, minor grading, or landscaping adjustments) all the way up to bigger site-prep (tree removal, excavation for leveling or drainage, and utility upgrades).

Sometimes, adding a new electrical service can pencil out similarly to renting a generator—and if it’s placed where you’ll want reliable power in the future anyway, it can be a long-term win.

How it works (included)

  1. Pre-call intake
After checkout, you’ll receive a short questionnaire and a short list of photos/videos we’ll need.

  2. Discovery Call (20–30 minutes)
We start with your vision, then clarify site details and constraints. You may leave with a short list of “homework questions” to get back to us on.

  3. Deliverables prepared
We translate your vision + confirmed site realities into a clear verdict and roadmap.

  4. Working session (45 minutes)
We’ll walk through your roadmap together, answer questions, make final decisions, and lock priorities and next steps—so you can move forward with clarity and a plan that’s actionable and holds up in real life.

What you need to know right now

Your guest-count range, your date (or date range), and a quick description of what’s in your head when you picture the day.

What we’ll request after checkout

You’ll receive a short intake form with exactly what you’ll prepare next, including: property address(es) and a short list of specific photos/videos we’ll need.

FAQ

Is this full wedding planning?
No—this is outdoor feasibility and site strategy. It’s an invaluable step before you commit to hosting an outdoor event at a particular property. It’s helpful if you’ll be doing it DIY, and even if you’ll have a full-service planner (outdoor expertise is rare even among highly respected, veteran planners).

Do I have to book anything after this?
No. This Audit is designed to stand on its own. If you want additional support afterward, it can also be used as the foundation for a deeper plan (like an Outdoor Build Blueprint and/or Interior Design)—but that’s entirely optional.

What if I start with just the Property Audit and then want a Blueprint?
If you choose to add an Outdoor Build Blueprint within 14 days of your Audit deliverable, we’ll honor the bundled pricing and apply your Audit payment toward the combined package.
